Ground-up and value-add development projects. We identify, entitle, and develop residential properties in Thunder Bay, managing the process from acquisition through to stabilized income production.
Acquisition of existing income-producing properties — multi-unit residential, mixed-use — in the Thunder Bay market. Targeted at stable cash flow with value-add upside.
We structure joint ventures with investment partners on a deal-by-deal basis. We bring the local market expertise and operating capability; partners bring capital. Structure is tailored to each opportunity.

We work with legal counsel to structure the deal appropriately — joint venture agreement, equity split, distributions, governance, and exit terms.
Once invested, partners receive regular reporting on property performance, financials, and project milestones. We maintain open communication throughout the hold period.
